October Property sales were 597, up 5.9% from 564 in October of 2015 and 6.1% lower than the 636 sales last month. October 2016 sales were at their highest level compared to October of 2015 and 2014. October YTD sales of 6,682 are running 2.8% ahead of last year's year-to-date sales of 6,497.
The Median Sales Price in October was $394,500, down 0.3% from $395,500 in October of 2015 and down 0.5% from $396,500 last month. The Average Sales Price in October was $520,232, up 8.1% from $481,032 in October of 2015 and down 1.3% from $526,842 last month. October 2016 ASP was at the highest level compared to October of 2015 and 2014.
The Total Inventory of Properties available for sale as of October was 3,453, up 16.7% from 2,959 last month and up 9.7% from 3,147 in October of last year. October 2016 Inventory was at its highest level compared with October of 2015 and 2014.
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market.
