July Property sales were 680, up 10.7% from 614 in July of 2016 and 19.8% lower than the 848 sales last month. July 2017 sales were at a mid level compared to July of 2016 and 2015. July YTD sales of 5,310 are running 11.8% ahead of last year’s year-to-date sales of 4,748.
The Median Sales Price in July was $420,053, up 7.7% from $390,000 in July of 2016 and down 3.7% from $436,250 last month. The Average Sales Price in July was $520,780, up 4.8% from $496,970 in July of 2016 and down 8.4% from $568,414 last month. July 2017 ASP was at the highest level compared to July of 2016 and 2015.
The Total Inventory of Properties available for sale as of July was 2,785, up 0.5% from 2,771 last month and down 3.5% from 2,885 in July of last year. July 2017 Inventory was at a mid level compared with July of 2016 and 2015.
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for July was 76, up 11.8% from 68 days last month and down 3.8% from 79 days in July of last year. The July 2017 DOM was at a mid level compared with July of 2016 and 2015.

The lower the ratio is below 100% the more of a Buyer’s market exists, a ratio at or above 100% indicates more of a Seller’s market. The July 2017 Selling Price vs Original List Price of 94.5% was down from 94.7% last month and up from 93.5% in July of last year.
