May Property sales were 962, up 5.7% from 910 in May of 2017 and 10.4% higher than the 871 sales last month. May 2018 sales were at their highest level compared to May of 2017 and 2016. May YTD sales of 4,004 are running 5.9% ahead of last year’s year-to-date sales of 3,780.
The Median Sales Price in May was $456,000, up 8.2% from $421,500 in May of 2017 and up 0.8% from $452,600 last month. The Average Sales Price in May was $612,156, up 14.5% from $534,821 in May of 2017 and up 4.5% from $585,970 last month. May 2018 ASP was at the highest level compared to May of 2017 and 2016.
The Total Inventory of Properties available for sale as of May was 2,957, up 2.1% from 2,896 last month and down 2.2% from 3,025 in May of last year. May 2018 Inventory was at its lowest level compared with May of 2017 and 2016.
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for May was 62, down 1.6% from 63 days last month and down 7.5% from 67 days in May of last year. The May 2018 DOM was at its lowest level compared with May of 2017 and 2016.
