July Property sales were 67, up 17.5% from 57 in July of 2016 and 9.5% lower than the 74 sales last month. July 2017 sales were at their highest level compared to July of 2016 and 2015. July YTD sales of 461 are running 8.5% ahead of last year’s yearto-date sales of 425. .      

Prices
The Median Sales Price in July was $175,000, equal to $175,000 in July of 2016 and down 5.4% from $185,000 last month. The Average Sales Price in July was $206,750, up 9.6% from $188,556 in July of 2016 and down 4.6% from $216,622 last month. July 2017 ASP was at the highest level compared to July of 2016 and 2015.            

Inventory
The Total Inventory of Properties available for sale as of July was 124, up 22.8% from 101 last month and down 22.0% from 159 in July of last year. July 2017 Inventory was at its lowest level compared with July of 2016 and 2015.  

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. The July 2017 Selling Price vs Original List Price of 96.5% was down from 97.1% last month and down from 97.0% in July of last year.
