November Property sales were 587, down 11.2% from 661 in November of 2017 and 1.5% lower than the 596 sales last month. November 2018 sales were at a mid level compared to November of 2017 and 2016. November YTD sales of 8,054 are running 2.1% ahead of last year's year-to-date sales of 7,889.
The Median Sales Price in November was $470,000, up 11.6% from $420,999 in November of 2017 and up 1.1% from $465,000 last month. The Average Sales Price in November was $580,149, up 4.2% from $556,661 in November of 2017 and down 2.3% from $593,693 last month. November 2018 ASP was at the highest level compared to November of 2017 and 2016.
The Total Inventory of Properties available for sale as of November was 2,806, up 10.1% from 2,548 last month and down 1.0% from 2,833 in November of last year. November 2018 Inventory was at its lowest level compared with November of 2017 and 2016.
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market.
