The average sales price in October was $1,243,938, up 26.1% from $986,204 in October of 2020 and up 14.1% from $1,090,430 last month. (for Scottsdale) Our October property sales were 452, down from 629 in October of 2020 and -10.0% lower than the 502 sales last month. October 2021 sales were at their lowest level compared to October of 2020 and 2019. October YTD sales of 5,746 are running 16.1% ahead of last year’s year-to-date sales of 4,948.
(for Scottsdale) The total inventory of properties available for sale as of October was 819, up 9.5% from 748 last month and down -26.6% from 1,116 in October of last year. October 2021 Inventory was at the lowest level compared to October of 2020 and 2019.
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer’s market, a downward trend a move towards more of a seller’s market. The DOM for October was 25, down from 28 days last month and down from 46 days in October of last year. The October 2021 DOM was at its lowest level compared with October of 2020 and 2019.
Selling Price per Square Foot
The selling price per square foot is a great indicator for the direction of property values. Since median sales price and average sales price can be impacted by the ‘mix’ of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values. The October 2021 selling price per square foot of $395 was up 2.3% from $386 last month and up 28.7% from $307 in October of last year.

The selling price vs listing price reveals the average amount that sellers are agreeing to come down from their list price. The lower the ratio is below 100% the more of a buyer’s market exists, a ratio at or above 100% indicates more of a seller’s market. The October 2021 selling price vs list price of 98.8% was down from 99.1% last month and up from 97.1% in October of last year.
