July Property sales were 756, up 11.8% from 676 in July of 2017 and 11.5% lower than the 854 sales last month. July 2018 sales were at their highest level compared to July of 2017 and 2016. July YTD sales of 5,612 are running 5.8% ahead of last year's year-to-date sales of 5,302.
The Median Sales Price in July was $450,000, up 6.1% from $424,235 in July of 2017 and down 5.3% from $475,000 last month. The Average Sales Price in July was $548,181, up 4.9% from $522,420 in July of 2017 and down 10.3% from $611,374 last month. July 2018 ASP was at the highest level compared to July of 2017 and 2016.
The Total Inventory of Properties available for sale as of July was 2,397, down 0.7% from 2,413 last month and down 6.4% from 2,560 in July of last year. July 2018 Inventory was at its lowest level compared with July of 2017 and 2016.
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for July was 63, up 3.3% from 61 days last month and down 18.2% from 77 days in July of last year. The July 2018 DOM was at its lowest level compared with July of 2017 and 2016.

The July 2018 Selling Price vs Original List Price of 95.3% was up from 94.9% last month and up from 94.5% in July of last year.
