Our February property sales were 489, up from 394 in February of 2019 and 40.9% higher than the 347 sales last month. February 2020 sales were at their highest level compared to February of 2019 and 2018. February YTD sales of 836 are running 14.2% ahead of last year’s year-to-date sales of 732.

Prices
Our Median Sales Price in February was $544,200, up 21.4% from $448,250 in February of 2019 and up 8.8% from $500,000 last month. The average sales price in February was $715,285, up 18.4% from $603,936 in February of 2019 and up 10.6% from $646,595 last month. February 2020 ASP was at highest level compared to February of 2019 and 2018.

Inventory
The total inventory of Scottsdale Arizona Homes for sale as of February was 2,194, up 12.2% from 1,955 last month and down -25.0% from 2,924 in February of last year. February 2020 Inventory was at the lowest level compared to February of 2019 and 2018.

Market Time
