August Property sales were 135, down 6.9% from 145 in August of 2017 and 24.6% lower than the 179 sales last month. August 2018 sales were at their lowest level compared to August of 2017 and 2016. August YTD sales of 1,222 are running 4.3% ahead of last year's year-to-date sales of 1,172.
The Median Sales Price in August was $332,000, up 8.0% from $307,500 in August of 2017 and up 1.4% from $327,500 last month. The Average Sales Price in August was $371,441, up 9.8% from $338,279 in August of 2017 and up 3.0% from $360,471 last month. August 2018 ASP was at the highest level compared to August of 2017 and 2016.
The Total Inventory of Properties available for sale as of August was 276, up 9.1% from 253 last month and down 26.2% from 374 in August of last year. August 2018 Inventory was at its lowest level compared with August of 2017 and 2016.
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market.
