October Property sales were 116, down 19.4% from 144 in October of 2017 and 8.4% higher than the 107 sales last month. October 2018 sales were at their lowest level compared to October of 2017 and 2016. October YTD sales of 1,444 are running 0.2% behind last year's year-to-date sales of 1,447.
The Median Sales Price in October was $320,750, up 3.8% from $309,000 in October of 2017 and up 0.9% from $318,000 last month. The Average Sales Price in October was $338,585, up 0.3% from $337,649 in October of 2017 and down 2.4% from $346,879 last month. October 2018 ASP was at a mid range compared to October of 2017 and 2016.
The Total Inventory of Properties available for sale as of October was 310, up 19.7% from 259 last month and down 4.9% from 326 in October of last year. October 2018 Inventory was at its lowest level compared with October of 2017 and 2016.
