November Property sales were 104, down 5.5% from 110 in November of 2017 and 11.1% lower than the 117 sales last month. November 2018 sales were at their lowest level compared to November of 2017 and 2016. November YTD sales of 1,549 are running 0.5% behind last year's year-to-date sales of 1,557.
The Median Sales Price in November was $311,750, up 6.5% from $292,750 in November of 2017 and down 2.9% from $321,000 last month. The Average Sales Price in November was $379,029, up 16.9% from $324,206 in November of 2017 and up 11.9% from $338,606 last month. November 2018 ASP was at the highest level compared to November of 2017 and 2016.
The Total Inventory of Properties available for sale as of November was 315, up 14.1% from 276 last month and up 0.6% from 313 in November of last year. November 2018 Inventory was at a mid level compared with November of 2017 and 2016.
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market.
