Property Sales
August Property sales were 69, up 21.1% from 57 in August of 2017 and 11.3% higher than the 62 sales last month. August 2018 sales were at their highest level compared to August of 2017 and 2016. August YTD sales of 474 are running 5.0% behind last year’s year-to-date sales of 499.

Prices
The Median Sales Price in August was $334,000, up 15.2% from $290,000 in August of 2017 and up 5.9% from $315,500 last month. The Average Sales Price in August was $370,032, up 22.9% from $301,123 in August of 2017 and up 9.9% from $336,711 last month. August 2018 ASP was at the highest level compared to August of 2017 and 2016.

Inventory
The Total Inventory of Properties available for sale as of August was 158, up 16.2% from 136 last month and up 29.5% from 122 in August of last year. August 2018 Inventory was at a mid level compared with August of 2017 and 2016.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells.
