Property Sales
January Property sales were 49, up 48.5% from 33 in January of 2018 and 16.7% higher than the 42 sales last month. January 2019 sales were at their highest level compared to January of 2018 and 2017. January YTD sales of 49 are running 48.5% ahead of last year’s year-to-date sales of 33.

Prices
The Median Sales Price in January was $329,000, up 6.1% from $310,000 in January of 2018 and down 2.5% from $337,500 last month. The Average Sales Price in January was $353,907, up 4.0% from $340,262 in January of 2018 and down 0.7% from $356,354 last month. January 2019 ASP was at the highest level compared to January of 2018 and 2017.

Inventory
The Total Inventory of Properties available for sale as of January was 134, up 20.7% from 111 last month and up 3.1% from 130 in January of last year. January 2019 Inventory was at a mid level compared with January of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells.
