August property sales were 68, down from 69 in August of 2018 and 1.5% higher than the 67 sales last month. August 2019 sales were at a mid level compared to August of 2018 and 2017. August YTD sales of 478 are running 1.5% ahead of last year's year-to-date sales of 471.

Prices
The median sales price in August was $332,450, down -0.5% from $334,000 in August of 2018 and up 10.8% from $300,000 last month. The average sales price in August was $374,307, up 1.2% from $370,032 in August of 2018 and up 6.9% from $350,141 last month. August 2019 ASP was at highest level compared to August of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of August was 95, up 15.9% from 82 last month and down -35.4% from 147 in August of last year. August 2019 Inventory was at the lowest level compared to August of 2018 and 2017.

Market Time
