November property sales were 41, down from 50 in November of 2018 and -21.2% lower than the 52 sales last month. November 2019 sales were at their lowest level compared to November of 2018 and 2017. November YTD sales of 654 are running 1.2% ahead of last year's year-to-date sales of 646.

Prices
The median sales price in November was $225,000, up 12.7% from $199,700 in November of 2018 and down -2.8% from $231,500 last month. The average sales price in November was $263,793, up 13.9% from $231,554 in November of 2018 and up 6.1% from $248,557 last month. November 2019 ASP was at highest level compared to November of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of November was 111, up 6.7% from 104 last month and down -14.6% from 130 in November of last year. November 2019 Inventory was at a mid range compared to November of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells.
