Property Sales
August Property sales were 46, up 9.5% from 42 in August of 2017 and 23.3% lower than the 60 sales last month. August 2018 sales were at a mid level compared to August of 2017 and 2016. August YTD sales of 485 are running 3.4% behind last year’s year-to-date sales of 502.

Prices
The Median Sales Price in August was $208,500, up 8.0% from $193,000 in August of 2017 and up 2.0% from $204,500 last month. The Average Sales Price in August was $238,914, up 14.6% from $208,464 in August of 2017 and up 8.8% from $219,540 last month. August 2018 ASP was at the highest level compared to August of 2017 and 2016.

Inventory
The Total Inventory of Properties available for sale as of August was 117, up 1.7% from 115 last month and up 2.6% from 114 in August of last year. August 2018 Inventory was at a mid level compared with August of 2017 and 2016.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for August was 27, up 8.0% from 25 days last month and down 15.6% from 32 days in August of last year. The August 2018 DOM was at its lowest level compared with August of 2017 and 2016.
