August property sales were 54, up from 46 in August of 2018 and -23.9% lower than the 71 sales last month. August 2019 sales were at their highest level compared to August of 2018 and 2017. August YTD sales of 493 are running 1.6% ahead of last year's year-to-date sales of 485.

Prices
The median sales price in August was $226,000, up 8.4% from $208,500 in August of 2018 and down -0.4% from $227,000 last month. The average sales price in August was $239,842, up 0.4% from $238,914 in August of 2018 and down -8.8% from $262,947 last month. August 2019 ASP was at highest level compared to August of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of August was 86, down -7.5% from 93 last month and down -14.9% from 101 in August of last year. August 2019 Inventory was at the lowest level compared to August of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells.
