May property sales were 19, down from 35 in May of 2018 and -51.3% lower than the 39 sales last month. May 2019 sales were at their lowest level compared to May of 2018 and 2017. May YTD sales of 128 are running 0.8% ahead of last year's year-to-date sales of 127.
The median sales price in May was $153,500, up 9.7% from $139,900 in May of 2018 and up 8.1% from $142,000 last month. The average sales price in May was $150,944, up 4.1% from $145,010 in May of 2018 and up 4.2% from $144,842 last month. May 2019 ASP was at highest level compared to May of 2018 and 2017.
The total inventory of properties available for sale as of May was 49, down -9.3% from 54 last month and up 25.6% from 39 in May of last year. May 2019 Inventory was at highest level compared to May of 2018 and 2017.
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for May was 48, up from 40 days last month and up from 37 days in May of last year. The May 2019 DOM was at its highest level compared with May of 2018 and 2017.
