July property sales were 27, equal to 27 in July of 2018 and 12.5% higher than the 24 sales last month. July 2019 sales were at a mid level compared to July of 2018 and 2017. July YTD sales of 178 are running -2.2% behind last year's year-to-date sales of 182.

Prices
The median sales price in July was $142,000, up 3.6% from $137,000 in July of 2018 and down -2.8% from $146,150 last month. The average sales price in July was $148,730, up 2.6% from $145,030 in July of 2018 and down -5.4% from $157,179 last month. July 2019 ASP was at highest level compared to July of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of July was 36, up 5.9% from 34 last month and down -7.7% from 39 in July of last year. July 2019 Inventory was at the lowest level compared to July of 2018 and 2017.

Market Time
