Property Sales
May property sales were 86, up from 85 in May of 2018 and -7.5% lower than the 93 sales last month. May 2019 sales were at their highest level compared to May of 2018 and 2017. May YTD sales of 382 are running 9.8% ahead of last year's year-to-date sales of 348.

Prices
The median sales price in May was $331,500, down -0.2% from $332,000 in May of 2018 and up 0.8% from $329,000 last month. The average sales price in May was $401,207, down -6.2% from $427,659 in May of 2018 and down -18.3% from $491,139 last month. May 2019 ASP was at a mid range compared to May of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of May was 322, up 13.8% from 283 last month and up 11.0% from 290 in May of last year. May 2019 Inventory was at highest level compared to May of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for May was 55, down from 68 days last month and up from 41 days in May of last year. The May 2019 DOM was at a mid range compared with May of 2018 and 2017.
