Property Sales
January Property sales were 61, up 64.9% from 37 in January of 2018 and 17.3% higher than the 52 sales last month. January 2019 sales were at their highest level compared to January of 2018 and 2017. January YTD sales of 61 are running 64.9% ahead of last year’s year-to-date sales of 37.

Prices
The Median Sales Price in January was $306,000, up 0.8% from $303,500 in January of 2018 and down 11.4% from $345,275 last month. The Average Sales Price in January was $418,027, down 2.1% from $426,843 in January of 2018 and down 4.7% from $438,777 last month. January 2019 ASP was at the lowest level compared to January of 2018 and 2017.

Inventory
The Total Inventory of Properties available for sale as of January was 322, up 23.8% from 260 last month and up 14.2% from 282 in January of last year. January 2019 Inventory was at its highest level compared with January of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for January was 82, up 24.2% from 66 days last month and down 8.9% from 90 days in January of last year. The January 2019 DOM was at a mid level compared with January of 2018 and 2017.

Selling Price per Square Foot
The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the ‘mix’ of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values.
