January property sales were 53, down from 62 in January of 2019 and -18.5% lower than the 65 sales last month. January 2020 sales were at a mid level compared to January of 2019 and 2018. January YTD sales of 53 are running -14.5% behind last year's year-to-date sales of 62.

Prices
The median sales price in December was $427,000, up 23.7% from $345,275 in December of 2018 and up 40.0% from $304,950 last month. The average sales price in December was $535,630, up 22.1% from $438,777 in December of 2018 and up 21.8% from $439,661 last month. December 2019 ASP was at highest level compared to December of 2018 and 2017.

Inventory
