August property sales were 6, down from 14 in August of 2018 and -53.8% lower than the 13 sales last month. August 2019 sales were at their lowest level compared to August of 2018 and 2017. August YTD sales of 104 are running -15.4% behind last year's year-to-date sales of 123.

Prices
The median sales price in August was $540,000, up 2.4% from $527,500 in August of 2018 and down -8.1% from $587,500 last month. The average sales price in August was $489,000, down -6.8% from $524,750 in August of 2018 and down -32.4% from $723,708 last month. August 2019 ASP was at the lowest level compared to August of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of August was 59, down -3.3% from 61 last month and down -9.2% from 65 in August of last year. August 2019 Inventory was at the lowest level compared to August of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for August was 123, up from 75 days last month and up from 99 days in August of last year. The August 2019 DOM was at a mid range compared with August of 2018 and 2017.
