February Property sales were 83, up 7.8% from 77 in February of 2018 and 40.7% higher than the 59 sales last month. February 2019 sales were at their highest level compared to February of 2018 and 2017. February YTD sales of 142 are running 0.7% ahead of last year’s year-to-date sales of 141.

Prices
The Median Sales Price in February was $205,990, up 12.6% from $183,000 in February of 2018 and up 15.7% from $178,000 last month. The Average Sales Price in February was $210,029, up 3.1% from $203,659 in February of 2018 and up 10.5% from $190,096 last month. February 2019 ASP was at the highest level compared to February of 2018 and 2017.

Inventory
The Total Inventory of Properties available for sale as of February was 341, up 13.7% from 300 last month and up 52.2% from 224 in February of last year. February 2019 Inventory was at its highest level compared with February of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for February was 65, up 35.4% from 48 days last month and up 4.8% from 62 days in February of last year. The February 2019 DOM was at a mid level compared with February of 2018 and 2017.
