June Property sales were 95, down 13.6% from 110 in June of 2017 and 25.2% lower than the 127 sales last month. June 2018 sales were at a mid level compared to June of 2017 and 2016. June YTD sales of 547 are running 7.7% ahead of last year’s yearto-date sales of 508.

Prices
The Median Sales Price in June was $452,000, down 6.8% from $485,000 in June of 2017 and up 2.7% from $440,000 last month. The Average Sales Price in June was $541,707, up 1.2% from $535,149 in June of 2017 and up 7.3% from $504,889 last month. June 2018 ASP was at the highest level compared to June of 2017 and 2016.

Inventory
The Total Inventory of Properties available for sale as of June was 370, up 0.5% from 368 last month and down 5.9% from 393 in June of last year. June 2018 Inventory was at its lowest level compared with June of 2017 and 2016.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for June was 79, up 27.4% from 62 days last month and up 6.8% from 74 days in June of last year. The June 2018 DOM was at a mid level compared with June of 2017 and 2016.

Selling Price per Square Foot
