January property sales were 308, up from 264 in January of 2019 and -22.6% lower than the 398 sales last month. January 2020 sales were at a mid level compared to January of 2019 and 2018. January YTD sales of 308 are running 16.7% ahead of last year's year-to-date sales of 264.
The median sales price in December was $349,900, up 10.3% from $317,250 in December of 2018 and up 2.9% from $340,000 last month. The average sales price in December was $389,256, up 9.1% from $356,936 in December of 2018 and up 1.3% from $384,272 last month. December 2019 ASP was at highest level compared to December of 2018 and 2017.
The total inventory of properties available for sale as of January was 488, up 32.2% from 369 last month and down -30.0% from 697 in January of last year. January 2020 Inventory was at the lowest level compared to January of 2019 and 2018.
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for January was 36, up from 33 days last month and down from 38 days in January of last year. The January 2020 DOM was at its lowest level compared with January of 2019 and 2018.
