August property sales were 421, down from 466 in August of 2018 and -14.6% lower than the 493 sales last month. August 2019 sales were at their lowest level compared to August of 2018 and 2017. August YTD sales of 3,366 are running -5.7% behind last year's year-to-date sales of 3,568.

Prices
The median sales price in August was $336,000, up 5.0% from $319,900 in August of 2018 and up 1.8% from $330,000 last month. The average sales price in August was $371,617, up 8.4% from $342,973 in August of 2018 and up 3.7% from $358,208 last month. August 2019 ASP was at highest level compared to August of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of August was 568, up 13.4% from 501 last month and down -8.5% from 621 in August of last year. August 2019 Inventory was at the lowest level compared to August of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for August was 32, down from 33 days last month and down from 34 days in August of last year. The August 2019 DOM was at its lowest level compared with August of 2018 and 2017.
