August Property sales were 39, down 36.1% from 61 in August of 2017 and 38.1% lower than the 63 sales last month. August 2018 sales were at their lowest level compared to August of 2017 and 2016. August YTD sales of 416 are running 3.7% ahead of last year’s year-to-date sales of 401.

Prices
The Median Sales Price in August was $198,000, up 9.4% from $181,000 in August of 2017 and down 2.0% from $202,000 last month. The Average Sales Price in August was $202,641, up 9.7% from $184,741 in August of 2017 and down 0.6% from $203,811 last month. August 2018 ASP was at the highest level compared to August of 2017 and 2016.

Inventory
The Total Inventory of Properties available for sale as of August was 57, down 1.7% from 58 last month and down 16.2% from 68 in August of last year. August 2018 Inventory was at a mid level compared with August of 2017 and 2016.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells.
