January Property sales were 65, down 4.4% from 68 in January of 2018 and 12.1% higher than the 58 sales last month. January 2019 sales were at a mid level compared to January of 2018 and 2017. January YTD sales of 65 are running 4.4% behind last year’s year-to-date sales of 68.
The Median Sales Price in January was $385,000, up 5.5% from $364,950 in January of 2018 and down 9.3% from $424,450 last month. The Average Sales Price in January was $484,943, up 11.9% from $433,565 in January of 2018 and up 4.7% from $462,969 last month. January 2019 ASP was at the highest level compared to January of 2018 and 2017.
The Total Inventory of Properties available for sale as of January was 364, up 14.8% from 317 last month and down 5.5% from 385 in January of last year. January 2019 Inventory was at its lowest level compared with January of 2018 and 2017.
