July property sales were 71, up from 65 in July of 2018 and equal to 0.0% 71 sales last month. July 2019 sales were at their highest level compared to July of 2018 and 2017. July YTD sales of 581 are running -4.0% behind last year's year-to-date sales of 605.

Prices
The median sales price in July was $429,000, up 19.2% from $360,000 in July of 2018 and up 12.9% from $380,000 last month. The average sales price in July was $488,370, up 19.8% from $407,819 in July of 2018 and up 0.9% from $483,997 last month. July 2019 ASP was at highest level compared to July of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of July was 232, up 3.1% from 225 last month and down -4.5% from 243 in July of last year. July 2019 Inventory was at the lowest level compared to July of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells.
