July Property sales were 539, up 9.8% from 491 in July of 2017 and 7.5% lower than the 583 sales last month. July 2018 sales were at a mid level compared to July of 2017 and 2016. July YTD sales of 3,402 are running 1.9% ahead of last year’s year-to-date sales of 3,339.
The Median Sales Price in July was $332,000, up 8.1% from $307,000 in July of 2017 and up 0.6% from $330,000 last month. The Average Sales Price in July was $365,543, up 3.1% from $354,637 in July of 2017 and up 0.0% from $365,474 last month. July 2018 ASP was at the highest level compared to July of 2017 and 2016.
The Total Inventory of Properties available for sale as of July was 772, up 22.7% from 629 last month and down 1.2% from 781 in July of last year. July 2018 Inventory was at its lowest level compared with July of 2017 and 2016.
