August property sales were 484, down from 501 in August of 2018 and -12.9% lower than the 556 sales last month. August 2019 sales were at their lowest level compared to August of 2018 and 2017. August YTD sales of 3,843 are running -1.5% behind last year's year-to-date sales of 3,903.

Prices
The median sales price in August was $352,250, up 9.8% from $320,900 in August of 2018 and down -0.8% from $355,000 last month. The average sales price in August was $384,967, up 8.9% from $353,557 in August of 2018 and down -3.0% from $396,807 last month. August 2019 ASP was at highest level compared to August of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of August was 585, up 8.1% from 541 last month and down -11.6% from 662 in August of last year. August 2019 Inventory was at the lowest level compared to August of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for August was 30, up from 29 days last month and up from 23 days in August of last year. The August 2019 DOM was at a mid range compared with August of 2018 and 2017.
