May property sales were 616, up from 594 in May of 2018 and 21.7% higher than the 506 sales last month. May 2019 sales were at their highest level compared to May of 2018 and 2017. May YTD sales of 2,204 are running -3.4% behind last year's year-to-date sales of 2,281.

Prices
The median sales price in May was $347,000, up 6.8% from $325,000 in May of 2018 and up 5.2% from $330,000 last month. The average sales price in May was $379,407, up 4.0% from $364,754 in May of 2018 and up 3.2% from $367,540 last month. May 2019 ASP was at highest level compared to May of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of May was 885, up 23.1% from 719 last month and up 53.1% from 578 in May of last year. May 2019 Inventory was at highest level compared to May of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for May was 33, down from 34 days last month and equal to 33 days in May of last year. The May 2019 DOM was at its lowest level compared with May of 2018 and 2017.
