Property Sales
October Property sales were 412, down 11.4% from 465 in October of 2017 and 1.7% lower than the 419 sales last month. October 2018 sales were at their lowest level compared to October of 2017 and 2016. October YTD sales of 4,736 are running 0.9% behind last year’s year-to-date sales of 4,778.

Prices
The Median Sales Price in October was $322,250, up 5.7% from $305,000 in October of 2017 and down 0.8% from $325,000 last month. The Average Sales Price in October was $348,392, up 3.5% from $336,531 in October of 2017 and down 5.2% from $367,550 last month. October 2018 ASP was at the highest level compared to October of 2017 and 2016.

Inventory
The Total Inventory of Properties available for sale as of October was 842, up 21.0% from 696 last month and up 11.1% from 758 in October of last year. October 2018 Inventory was at a mid level compared with October of 2017 and 2016.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for October was 32, down 8.6% from 35 days last month and down 8.6% from 35 days in October of last year. The October 2018 DOM was at its lowest level compared with October of 2017 and 2016.
