May property sales were 170, down from 197 in May of 2019 and -4.5% lower than the 178 sales last month. May 2020 sales were at their lowest level compared to May of 2019 and 2018. May YTD sales of 839 are running 3.5% ahead of last year's year-to-date sales of 811.

Inventory
The total inventory of properties available for sale as of May was 220, down -7.6% from 238 last month and down -45.5% from 404 in May of last year. May 2020 Inventory was at the lowest level compared to May of 2019 and 2018.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for May was 35, up from 29 days last month and down from 52 days in May of last year. The May 2020 DOM was at its lowest level compared with May of 2019 and 2018.
