May property sales were 198, down from 234 in May of 2018 and -5.7% lower than the 210 sales last month. May 2019 sales were at their lowest level compared to May of 2018 and 2017. May YTD sales of 816 are running -3.7% behind last year's year-to-date sales of 847.

Prices
The median sales price in May was $224,573, up 13.4% from $197,950 in May of 2018 and up 4.3% from $215,400 last month. The average sales price in May was $231,284, up 7.9% from $214,322 in May of 2018 and up 3.0% from $224,588 last month. May 2019 ASP was at highest level compared to May of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of May was 467, up 19.4% from 391 last month and up 50.2% from 311 in May of last year. May 2019 Inventory was at highest level compared to May of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells.
