Property Sales
August Property sales were 755, down 3.7% from 784 in August of 2017 and 5.0% lower than the 795 sales last month. August 2018 sales were at a mid level compared to August of 2017 and 2016. August YTD sales of 6,307 are running 1.4% ahead of last year’s year-to-date sales of 6,221.

Prices
The Median Sales Price in August was $256,000, up 11.3% from $230,000 in August of 2017 and down 1.2% from $259,000 last month. The Average Sales Price in August was $281,479, up 8.5% from $259,439 in August of 2017 and down 0.5% from $282,837 last month. August 2018 ASP was at the highest level compared to August of 2017 and 2016.

Inventory
The Total Inventory of Properties available for sale as of August was 1,339, up 24.2% from 1,078 last month and up 9.0% from 1,229 in August of last year. August 2018 Inventory was at a mid level compared with August of 2017 and 2016.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for August was 28, down 6.7% from 30 days last month and down 24.3% from 37 days in August of last year. The August 2018 DOM was at its lowest level compared with August of 2017 and 2016.

Selling Price per Square Foot
The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the ‘mix’ of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The August 2018 Selling Price per Square Foot of $154 was down 0.5% from $154 last month and up 8.5% from 142 in August of last year.

The August 2018 Selling Price vs Original List Price of 98.1% was down from 98.4% last month and up from 97.4% in August of last year.
