June Property sales were 861, down 1.7% from 876 in June of 2017 and 4.3% lower than the 900 sales last month. June 2018 sales were at a mid level compared to June of 2017 and 2016. June YTD sales of 4,751 are running 1.8% ahead of last year’s year-to-date sales of 4,669.

Prices
The Median Sales Price in June was $255,000, up 8.5% from $235,000 in June of 2017 and up 1.0% from $252,500 last month. The Average Sales Price in June was $282,481, up 8.7% from $259,791 in June of 2017 and down 1.1% from $285,657 last month. June 2018 ASP was at the highest level compared to June of 2017 and 2016.

Inventory
The Total Inventory of Properties available for sale as of June was 1,347, up 25.1% from 1,077 last month and up 8.0% from 1,247 in June of last year. June 2018 Inventory was at a mid level compared with June of 2017 and 2016.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market.
