February property sales were 650, up from 619 in February of 2019 and 14.2% higher than the 569 sales last month. February 2020 sales were at a mid level compared to February of 2019 and 2018. February YTD sales of 1,219 are running 5.5% ahead of last year's year-to-date sales of 1,155.

Inventory
The total inventory of properties available for sale as of February was 939, up 18.6% from 792 last month and down -27.2% from 1,290 in February of last year. February 2020 Inventory was at the lowest level compared to February of 2019 and 2018.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for February was 32, down from 34 days last month and down from 47 days in February of last year. The February 2020 DOM was at its lowest level compared with February of 2019 and 2018.
