August property sales were 21, down from 30 in August of 2018 and -30.0% lower than the 30 sales last month. August 2019 sales were at a mid level compared to August of 2018 and 2017. August YTD sales of 144 are running -5.9% behind last year's year-to-date sales of 153.

Prices
The median sales price in August was $424,990, up 9.0% from $390,000 in August of 2018 and up 13.0% from $376,000 last month. The average sales price in August was $431,726, up 9.1% from $395,593 in August of 2018 and up 15.7% from $373,076 last month. August 2019 ASP was at highest level compared to August of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of August was 54, down -3.6% from 56 last month and down -26.0% from 73 in August of last year. August 2019 Inventory was at the lowest level compared to August of 2018 and 2017.

Market Time
