July property sales were 37, up from 31 in July of 2018 and 42.3% higher than the 26 sales last month. July 2019 sales were at a mid level compared to July of 2018 and 2017. July YTD sales of 179 are running -19.4% behind last year's year-to-date sales of 222.

Prices
The median sales price in July was $333,000, down -0.6% from $335,000 in July of 2018 and up 14.3% from $291,450 last month. The average sales price in July was $378,362, down -7.7% from $409,885 in July of 2018 and down -3.9% from $393,883 last month. July 2019 ASP was at a mid range compared to July of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of July was 143, up 2.1% from 140 last month and down -11.7% from 162 in July of last year. July 2019 Inventory was at the lowest level compared to July of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells.
