August property sales were 36, up from 33 in August of 2018 and -2.7% lower than the 37 sales last month. August 2019 sales were at a mid level compared to August of 2018 and 2017. August YTD sales of 215 are running -15.7% behind last year's year-to-date sales of 255.

Prices
The median sales price in August was $292,450, down -0.9% from $295,000 in August of 2018 and down -12.2% from $333,000 last month. The average sales price in August was $371,514, down -3.3% from $384,200 in August of 2018 and down -1.8% from $378,362 last month. August 2019 ASP was at a mid range compared to August of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of August was 138, down -2.1% from 141 last month and down -16.4% from 165 in August of last year. August 2019 Inventory was at the lowest level compared to August of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for August was 91, equal to 91 days last month and up from 67 days in August of last year. The August 2019 DOM was at a mid range compared with August of 2018 and 2017.
