August Property sales were 339, down 7.4% from 366 in August of 2017 and 6.4% lower than the 362 sales last month. August 2018 sales were at a mid level compared to August of 2017 and 2016. August YTD sales of 2,754 are running 0.4% behind last year’s year-to-date sales of 2,765.
The Median Sales Price in August was $293,500, up 12.0% from $262,000 in August of 2017 and down 2.3% from $300,500 last month. The Average Sales Price in August was $319,719, up 8.1% from $295,658 in August of 2017 and up 0.4% from $318,394 last month. August 2018 ASP was at the highest level compared to August of 2017 and 2016.
The Total Inventory of Properties available for sale as of August was 849, up 16.5% from 729 last month and up 21.6% from 698 in August of last year. August 2018 Inventory was at its highest level compared with August of 2017 and 2016.
