November property sales were 277, up from 271 in November of 2018 and -18.0% lower than the 338 sales last month. November 2019 sales were at a mid level compared to November of 2018 and 2017. November YTD sales of 3,837 are running 4.7% ahead of last year's year-to-date sales of 3,665.

Prices
The median sales price in November was $315,500, up 5.9% from $298,000 in November of 2018 and up 2.5% from $307,750 last month. The average sales price in November was $352,940, up 8.5% from $325,265 in November of 2018 and up 5.1% from $335,857 last month. November 2019 ASP was at highest level compared to November of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of November was 622, up 10.3% from 564 last month and down -20.2% from 779 in November of last year. November 2019 Inventory was at the lowest level compared to November of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for November was 31, down from 35 days last month and down from 57 days in November of last year. The November 2019 DOM was at its lowest level compared with November of 2018 and 2017.
