November Property sales were 1,485, down 7.3% from 1,602 in November of 2017 and 12.1% lower than the 1,690 sales last month. November 2018 sales were at their lowest level compared to November of 2017 and 2016. November YTD sales of 20,262 are running 1.0% ahead of last year's year-to-date sales of 20,056.
The Median Sales Price in November was $250,000, up 8.7% from $230,000 in November of 2017 and equal to $250,000 last month. The Average Sales Price in November was $308,894, up 6.5% from $290,142 in November of 2017 and down 1.2% from $312,543 last month. November 2018 ASP was at the highest level compared to November of 2017 and 2016.
The Total Inventory of Properties available for sale as of November was 4,633, up 9.9% from 4,216 last month and up 10.8% from 4,181 in November of last year. November 2018 Inventory was at its highest level compared with November of 2017 and 2016.
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for November was 43, up 2.4% from 42 days last month and down 8.5% from 47 days in November of last year.
