December property sales were 1,685, up from 1,477 in December of 2018 and 5.3% higher than the 1,600 sales last month. December 2019 sales were at a mid level compared to December of 2018 and 2017. December YTD sales of 22,127 are running 1.9% ahead of last year's year-to-date sales of 21,716.

Prices
The median sales price in December was $275,000, up 12.2% from $245,000 in December of 2018 and up 5.8% from $260,000 last month. The average sales price in December was $338,850, up 12.4% from $301,413 in December of 2018 and up 3.9% from $326,251 last month. December 2019 ASP was at highest level compared to December of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of December was 2,842, down -4.0% from 2,960 last month and down -29.8% from 4,047 in December of last year. December 2019 Inventory was at the lowest level compared to December of 2018 and 2017.
