October property sales were 1,822, up from 1,689 in October of 2018 and -0.2% lower than the 1,826 sales last month. October 2019 sales were at their highest level compared to October of 2018 and 2017. October YTD sales of 18,847 are running 0.4% ahead of last year's year-to-date sales of 18,765.

Prices
The median sales price in October was $265,000, up 6.0% from $250,000 in October of 2018 and equal to $265,000 last month. The average sales price in October was $328,046, up 5.0% from $312,533 in October of 2018 and up 3.5% from $317,060 last month. October 2019 ASP was at highest level compared to October of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of October was 3,690, up 16.7% from 3,163 last month and down -12.7% from 4,229 in October of last year. October 2019 Inventory was at the lowest level compared to October of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for October was 39, equal to 39 days last month and down from 42 days in October of last year. The October 2019 DOM was at its lowest level compared with October of 2018 and 2017.

Selling Price per Square Foot
The selling price per square foot is a great indicator for the direction of property values. Since median sales price and average sales price can be impacted by the 'mix' of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values.
