July property sales were 216, up from 169 in July of 2018 and 9.1% higher than the 198 sales last month. July 2019 sales were at their highest level compared to July of 2018 and 2017. July YTD sales of 1,173 are running 8.0% ahead of last year's year-to-date sales of 1,086.

Prices
The median sales price in July was $324,500, up 12.7% from $288,000 in July of 2018 and down -0.2% from $325,000 last month. The average sales price in July was $366,753, up 13.8% from $322,254 in July of 2018 and down -5.8% from $389,433 last month. July 2019 ASP was at highest level compared to July of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of July was 369, up 7.3% from 344 last month and up 29.5% from 285 in July of last year. July 2019 Inventory was at highest level compared to July of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells.
