August property sales were 11, equal to 11 in August of 2018 and 10.0% higher than the 10 sales last month. August 2019 sales were at a mid level compared to August of 2018 and 2017. August YTD sales of 61 are running -7.6% behind last year's year-to-date sales of 66.
The median sales price in August was $385,000, down -1.8% from $392,100 in August of 2018 and up 5.8% from $364,000 last month. The average sales price in August was $340,186, down -19.0% from $420,040 in August of 2018 and down -0.9% from $343,180 last month. August 2019 ASP was at a mid range compared to August of 2018 and 2017.
The total inventory of properties available for sale as of August was 69, up 1.5% from 68 last month and down -30.3% from 99 in August of last year. August 2019 Inventory was at the lowest level compared to August of 2018 and 2017.
The average Days On Market (DOM) shows how many days the average property is on the market before it sells.
