August property sales were 177, up from 152 in August of 2018 and -5.9% lower than the 188 sales last month. August 2019 sales were at a mid level compared to August of 2018 and 2017. August YTD sales of 1,490 are running -3.9% behind last year's year-to-date sales of 1,551.

Prices
The median sales price in August was $197,000, up 10.8% from $177,750 in August of 2018 and up 3.7% from $189,950 last month. The average sales price in August was $205,821, up 8.5% from $189,762 in August of 2018 and up 3.5% from $198,817 last month. August 2019 ASP was at highest

Inventory
The total inventory of properties available for sale as of August was 212, up 11.0% from 191 last month and up 5.5% from 201 in August of last year. August 2019 Inventory was at a mid range compared to August of 2018 and 2017.
