Prices
The median sales price in December was $249,950, up 5.9% from $236,000 in December of 2018 and down -0.8% from $252,000 last month. The average sales price in December was $272,711, up 10.1% from $247,639 in December of 2018 and down -2.7% from $280,304 last month. December 2019 ASP was at highest level compared to December of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of December was 134, up 34.0% from 100 last month and down -18.8% from 165 in December of last year. December 2019 Inventory was at a mid range compared to December of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market.
