August property sales were 34, down from 41 in August of 2018 and -5.6% lower than the 36 sales last month. August 2019 sales were at their lowest level compared to August of 2018 and 2017. August YTD sales of 405 are running -3.8% behind last year's year-to-date sales of 421.

Prices
The median sales price in August was $325,000, equal to $325,000 in August of 2018 and up 4.7% from $310,450 last month. The average sales price in August was $336,063, up 6.8% from $314,580 in August of 2018 and up 4.3% from $322,219 last month. August 2019 ASP was at highest level compared to August of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of August was 66, up 4.8% from 63 last month and up 29.4% from 51 in August of last year. August 2019 Inventory was at a mid range compared to August of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells.
