February Property sales were 33, down 38.9% from 54 in February of 2018 and 23.3% lower than the 43 sales last month. February 2019 sales were at their lowest level compared to February of 2018 and 2017. February YTD sales of 76 are running 19.1% behind last year’s year-to-date sales of 94.

Prices
The Median Sales Price in February was $352,500, up 31.4% from $268,250 in February of 2018 and up 4.0% from $339,000 last month. The Average Sales Price in February was $351,627, up 18.6% from $296,502 in February of 2018 and down 0.9% from $354,730 last month. February 2019 ASP was at the highest level compared to February of 2018 and 2017.

Inventory
The Total Inventory of Properties available for sale as of February was 164, up 25.2% from 131 last month and up 60.8% from 102 in February of last year. February 2019 Inventory was at a mid level compared with February of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for February was 27, down 34.1% from 41 days last month and down 22.9% from 35 days in February of last year. The February 2019 DOM was at its lowest level compared with February of 2018 and 2017.
