Property Sales
October Property sales were 294, up 18.1% from 249 in October of 2017 and 7.3% higher than the 274 sales last month. October 2018 sales were at their highest level compared to October of 2017 and 2016. October YTD sales of 3,254 are running 0.3% ahead of last year’s year-to-date sales of 3,244.

Prices
The Median Sales Price in October was $250,000, up 5.3% from $237,500 in October of 2017 and up 0.2% from $249,500 last month. The Average Sales Price in October was $263,822, up 6.5% from $247,727 in October of 2017 and down 0.7% from $265,622 last month. October 2018 ASP was at the highest level compared to October of 2017 and 2016.

Inventory
The Total Inventory of Properties available for sale as of October was 748, up 21.6% from 615 last month and up 28.3% from 583 in October of last year. October 2018 Inventory was at a mid level compared with October of 2017 and 2016.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for October was 36, down 7.7% from 39 days last month and down 14.3% from 42 days in October of last year. The October 2018 DOM was at its lowest level compared with October of 2017 and 2016.

Selling Price per Square Foot
The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the ‘mix’ of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The October 2018 Selling Price per Square Foot of $138 was up 2.7% from $134 last month and up 9.4% from 126 in October of last year.

The October 2018 Selling Price vs Original List Price of 97.2% was down from 97.7% last month and down from 97.4% in October of last year.
