May property sales were 461, up from 420 in May of 2018 and 15.3% higher than the 400 sales last month. May 2019 sales were at their highest level compared to May of 2018 and 2017. May YTD sales of 1,746 are running 4.5% ahead of last year's year-to-date sales of 1,671.
The median sales price in May was $265,000, up 5.0% from $252,500 in May of 2018 and up 0.9% from $262,750 last month. The average sales price in May was $277,970, up 4.8% from $265,149 in May of 2018 and down -1.5% from $282,333 last month. May 2019 ASP was at highest level compared to May of 2018 and 2017.
The total inventory of properties available for sale as of May was 717, up 15.5% from 621 last month and up 28.0% from 560 in May of last year. May 2019 Inventory was at highest level compared to May of 2018 and 2017.
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for May was 41, down from 47 days last month and equal to 41 days in May of last year. The May 2019 DOM was at its lowest level compared with May of 2018 and 2017.
Selling Price per Square Foot
The selling price per square foot is a great indicator for the direction of property values. Since median sales price and average sales price can be impacted by the 'mix' of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values.
