May property sales were 273, down from 432 in May of 2019 and -7.5% lower than the 295 sales last month. May 2020 sales were at their lowest level compared to May of 2019 and 2018. May YTD sales of 1,523 are running -8.3% behind last year’s year-to-date sales of 1,660.
The median sales price in May was $289,900, up 7.8% from $268,950 in May of 2019 and down -2.6% from $297,495 last month. The average sales price in May was $306,426, up 6.2% from $288,669 in May of 2019 and down -1.1% from $309,986 last month. May 2020 ASP was at highest level compared to May of 2019 and 2018.
The total inventory of properties available for sale as of May was 548, up 3.8% from 528 last month and down -4.2% from 572 in May of last year. May 2020 Inventory was at a mid range compared to May of 2019 and 2018.
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer’s market, a downward trend a move towards more of a seller’s market. The DOM for May was 34, up from 29 days last month and down from 41 days in May of last year. The May 2020 DOM was at its lowest level compared with May of 2019 and 2018.
