Property Sales
January Property sales were 238, down 7.0% from 256 in January of 2018 and 8.5% lower than the 260 sales last month. January 2019 sales were at a mid level compared to January of 2018 and 2017. January YTD sales of 238 are running 7.0% behind last year’s year-to-date sales of 256.

Prices
The Median Sales Price in January was $259,500, up 10.2% from $235,500 in January of 2018 and down 1.3% from $263,000 last month. The Average Sales Price in January was $271,273, up 8.1% from $251,051 in January of 2018 and down 2.1% from $276,981 last month. January 2019 ASP was at the highest level compared to January of 2018 and 2017.

Inventory
The Total Inventory of Properties available for sale as of January was 783, up 17.6% from 666 last month and up 42.4% from 550 in January of last year. January 2019 Inventory was at its highest level compared with January of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for January was 50, equal to 50 days last month and up 31.6% from 38 days in January of last year. The January 2019 DOM was at a mid level compared with January of 2018 and 2017.

Selling Price per Square Foot
The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the ‘mix’ of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The January 2019 Selling Price per Square Foot of $143 was up 4.0% from $137 last month and up 5.4% from 136 in January of last year.

The January 2019 Selling Price vs Original List Price of 97.0% was down from 97.5% last month and down from 97.4% in January of last year.
