Property Sales
January Property sales were 139, down 2.8% from 143 in January of 2018 and 12.0% lower than the 158 sales last month. January 2019 sales were at their lowest level compared to January of 2018 and 2017. January YTD sales of 139 are running 2.8% behind last year’s year-to-date sales of 143.

Prices
The Median Sales Price in January was $281,000, up 6.8% from $263,000 in January of 2018 and down 0.2% from $281,500 last month. The Average Sales Price in January was $285,189, down 0.3% from $286,017 in January of 2018 and down 6.2% from $303,927 last month. January 2019 ASP was at a mid range compared to January of 2018 and 2017.

Inventory
The Total Inventory of Properties available for sale as of January was 369, up 16.8% from 316 last month and up 41.9% from 260 in January of last year. January 2019 Inventory was at its highest level compared with January of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for January was 50, up 6.4% from 47 days last month and up 8.7% from 46 days in January of last year. The January 2019 DOM was at a mid level compared with January of 2018 and 2017.

Selling Price per Square Foot
The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the ‘mix’ of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values.
