Property Sales
August Property sales were 207, down 15.2% from 244 in August of 2017 and 0.5% higher than the 206 sales last month. August 2018 sales were at a mid level compared to August of 2017 and 2016. August YTD sales of 1,601 are running 4.6% behind last year’s year-to-date sales of 1,678.

Prices
The Median Sales Price in August was $271,000, up 4.2% from $260,000 in August of 2017 and down 1.5% from $275,000 last month. The Average Sales Price in August was $288,091, up 4.4% from $275,819 in August of 2017 and down 3.6% from $298,891 last month. August 2018 ASP was at the highest level compared to August of 2017 and 2016.

Inventory
The Total Inventory of Properties available for sale as of August was 441, up 28.6% from 343 last month and up 12.8% from 391 in August of last year. August 2018 Inventory was at a mid level compared with August of 2017 and 2016.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for August was 26, down 18.8% from 32 days last month and down 27.8% from 36 days in August of last year. The August 2018 DOM was at its lowest level compared with August of 2017 and 2016.

Selling Price per Square Foot
The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the ‘mix’ of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The August 2018 Selling Price per Square Foot of $184 was up 0.9% from $183 last month and up 11.4% from 165 in August of last year.

The August 2018 Selling Price vs Original List Price of 96.9% was down from 97.2% last month and up from 96.5% in August of last year.
