May property sales were 238, down from 248 in May of 2018 and 9.7% higher than the 217 sales last month. May 2019 sales were at a mid level compared to May of 2018 and 2017. May YTD sales of 920 are running -5.6% behind last year's year-to-date sales of 975.

Prices
The median sales price in May was $290,000, down -3.3% from $300,000 in May of 2018 and down -4.3% from $303,000 last month. The average sales price in May was $309,748, down -0.8% from $312,118 in May of 2018 and down -2.2% from $316,571 last month. May 2019 ASP was at a mid range compared to May of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of May was 356, up 27.1% from 280 last month and up 18.3% from 301 in May of last year. May 2019 Inventory was at a mid range compared to May of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for May was 39, up from 35 days last month and up from 28 days in May of last year. The May 2019 DOM was at its highest level compared with May of 2018 and 2017.

Selling Price per Square Foot
