August property sales were 7, down from 10 in August of 2018 and -41.7% lower than the 12 sales last month. August 2019 sales were at their lowest level compared to August of 2018 and 2017. August YTD sales of 120 are running -22.1% behind last year's year-to-date sales of 154.

Prices
The median sales price in August was $325,000, up 39.3% from $233,250 in August of 2018 and up 29.7% from $250,650 last month. The average sales price in August was $381,643, up 29.1% from $295,540 in August of 2018 and up 14.3% from $333,952 last month. August 2019 ASP was at highest level compared to August of 2018 and 2017.

Inventory
The total inventory of properties available for sale as of August was 95, up 14.5% from 83 last month and down -8.7% from 104 in August of last year. August 2019 Inventory was at the lowest level compared to August of 2018 and 2017.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer's market, a downward trend a move towards more of a seller's market. The DOM for August was 73, down from 150 days last month and down from 102 days in August of last year. The August 2019 DOM was at its lowest level compared with August of 2018 and 2017.
