Property Sales
May property sales were 4, equal to 4 in May of 2020 and -20.0% lower than the 5 sales last month. May 2021 sales were at their lowest level compared to May of 2020 and 2019. May YTD sales of 15 are running 7.1% ahead of last year’s year-to-date sales of 14.

Inventory
The total inventory of properties available for sale as of May was 7, up 75.0% from 4 last month and down -46.2% from 13 in May of last year. May 2021 Inventory was at a mid range compared to May of 2020 and 2019.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer’s market, a downward trend a move towards more of a seller’s market. The DOM for May was 7, down from 26 days last month and down from 63 days in May of last year. The May 2021 DOM was at its lowest level compared with May of 2020 and 2019.
