Our July property sales were 244, up from 144 in July of 2019 and 41.0% higher than the 173 sales last month. July 2020 sales were at their highest level compared to July of 2019 and 2018. July YTD sales of 1,195 are running 17.3% ahead of last year’s year-to-date sales of 1,019.
The Median Sales Price for properties in July was $1,175,000, up 14.1% from $1,030,000 in July of 2019 and up 5.4% from $1,115,000 last month. The average sales price in July was $1,390,178, up 2.7% from $1,353,618 in July of 2019 and up 7.4% from $1,294,135 last month. July 2020 ASP was at highest level compared to July of 2019 and 2018.
The total inventory of Scottsdale Arizona Luxury Homes for sale as of July was 919, up 3.4% from 889 last month and up 2.9% from 893 in July of last year. July 2020 Inventory was at highest level compared to July of 2019 and 2018.
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer’s market, a downward trend a move towards more of a seller’s market. The DOM for July was 99, up from 96 days last month and down from 105 days in July of last year. The July 2020 DOM was at its lowest level compared with July of 2019 and 2018.

Since median sales price and average sales price can be impacted by the ‘mix’ of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values.
